Retaining Wall Replacement in Langwarrin

The Empire Walls team recently completed a retaining wall replacement in Langwarrin, for a client that was in need of a backyard freshen up!

The existing retaining wall was looking a little worse for wear and was well due for replacement, as you can see in the below before picture.

Our team came in to clear the space, ready for a brand-new retaining wall to be constructed.

Using concrete sleepers and galvanised steel uprights, our team constructed a set of new walls and steps to create a split level, useable area for our client.

Plenty of space has been created for new greenery and turf which will be a great feature in our client’s yard.

How To Tell When Your Retaining Wall Needs Replacing

Is your retaining wall looking a bit worse for wear these days? There comes a time where every retaining wall will need to be replaced. Here’s how to tell when your retaining wall needs replacing.

A retaining wall is a professionally engineered stabilising structure designed to hold sloping earth and soil in place. If the wall fails, soil collapse can put your property at risk and ruin the aesthetic of your garden.

Many property owners are unaware how integral these walls are to the overall health of their property. It is vital to maintain and regularly check your retaining wall, and to understand their role in the protection of your home.

So, what should you look for?

  • The wall is titled forward, or has a bowed appearance
  • The appearance of sloping or uneven floors, decks and outdoor living spaces
  • Cracks or crevices are starting to appear in the wall
  • Cracks or crevices are appearing in the adjacent flooring
  • The face of the wall is crumbling
  • One section is separated from the surrounding structure

 

If you notice your retaining wall showing any of these signs, it would be best to call in a registered retaining wall builder to inspect it for you.

What causes a retaining wall to fail?

  • The issue could be related to the material used – for example, a timber retaining wall may warp and/or rot
  • Poor drainage, which can also mean the soil becomes too heavy for the wall to hold any more
  • The wall may have come under stress factors that it wasn’t originally designed to cope with
  • The retaining wall in place may not be best suited to the circumstances
  • Poor workmanship
  • The age of the retaining wall, all retaining walls will need to be replaced at some point

Customer case study: Retaining wall, Mt Eliza

 

Empire Retaining Walls recently built a retaining wall at a property in Mt Eliza.

Why was a retaining wall needed?

A block of land in Mt Eliza was being subdivided to accommodate the development of a new residential property.

One of the key features of the new property was a sunken ground level floor.

Upon the surveyor confirming the height of the finished house’s ground level, it was identified that the earth needed to be cut into to accommodate the sunken ground level floor.

Given these excavation works and the contour of the land, a retaining wall needed to be installed around the fence line to secure the soil behind it and prevent erosion / land slip of the neighbouring property.

We worked to specification

The engineer communicated the following requirements:

  • maximum 1800mm centres for the steel
  • pier depths to be 1500mm deep and 450mm in diameter, using 25mpa strength concrete.
  • 75mm treated pine sleepers between the steel uprights
  • drainage behind the wall

 

And voilà!

Customer case study: Retaining wall, Somerville

 

Empire Retaining Walls recently built a retaining wall at a new property in Somerville.

Why was a retaining wall needed?

As you can see from the photos, there was a significant slope away from the house, towards a public road and walkway.

som1But pedestrians and road users weren’t the only ones at risk, particularly in bad weather.

Eventually the soil surrounding and to some extent supporting the structure atop could have collapsed or would have eventually eroded, which would have been a serious issue for the property owner.

Our recommendation

We discussed with the client different retaining wall options within their budget.

In our professional opinion, treated pine with steel uprights is always a good option to consider; they’re often the most cost effective solution and the longest lasting.

Our client agreed.

An engineer was engaged, soil tests were undertaken, plans and specifications were provided and Council was engaged for the relevant permit.

Hot tip

Council approval is sometime required when you’re installing a retaining wall. If you install or have a retaining wall installed without Council approval when Council approval is required, Council can request the structure be removed. Selling property can also become tricky when you have installed structures without Council approval.

The weather will be warming up soon and you’ll be heading outdoors with family, friends, or even by yourself. But how inviting will your backyard be looking after a few months of hibernation? Here are some trends to get on top of before spring is sprung.

Split level yards

Whether you’ve got a big yard, small yard, sloping yard, you can have a split level yard.

Seats in garden

If you have a small yard, a split level yard can maximise the ground space you have available by adding vertical layers to your garden.

Retaining walls make sloping yards, once inaccessible, dangerous or prone to flooding, a thing of the past. With some smart engineering, now you can access all areas!

If you have a rather large block and you want to reduce the mowing, weeding and general gardening, while increasing the value of your house by adding square metres to the floor plan.

How? Get on deck!

And that brings us to our next point…

Outdoor entertaining

In 2012, domain.com.au estimated that adding a deck could increase a property’s value by up to $100,000. Given how the property market has skyrocketed since, it’s probably more now.

Cheaper than adding a large extension to your home, decking is the most cost effective and time efficient method of adding square metres to your home.

If you home lends itself to it, create flow between internal and external spaces by having your outdoor living area lead off an indoor entertaining area. You’ll get more use of the deck if it’s accessible from a communal space.

Concrete finishes

A natural and durable material, concrete lends itself to a variety of forms and finishes – sandblasted, honed, burnished – for a contemporary industrial yet refined feel. Use it instead of the traditional tile or pavers for walls, floors and other landscaping features.
